Job description

Welcome to Griffin Funding! We're on the hunt for ambitious and driven Loan Officers (LOs) and Senior Loan Officers (SR LOs) to join our dynamic team. This isn't just a job; it's a chance to make a real impact on people's lives by helping them achieve their homeownership dreams. You'll be at the forefront, connecting with clients, understanding their financial needs, and expertly guiding them through the loan process. If you're ready to hustle, learn, and grow with a company that values performance and professional development, then you've found your new home.

**This position is in office located in Charlotte, NC**

Loan Officer (LO) & SR Loan Officer - The Core Process

  • Your Main Hustle: Call leads, take incoming calls, figure out what clients need, and then get those loans originated and closed!

  • Need a Script? If you're new, check out the Jr LO sheet for some conversation starters.

  • No Answer? Leave a voicemail, send a text, and fire off an email.

  • Goal: Turn that lead into a client by matching them with the right loan.

Cha-Ching! (Your Pay)

  • Minimum Wage: You'll get at least what the state and city say.

  • Hourly: 40 hours a week, and overtime is a go with approval.

  • Draw Against Commissions: Your hourly pay is like a temporary advance. Once you earn more in commissions, that's what you get. The draw resets each pay period, so it doesn't pile up.

  • When You Get Paid: Commissions hit your bank account when the loan is purchased off the line, not just when it's funded.

  • Commission Tiers (based on funded loans in a calendar month):

    • 1-6 Loans: 0.40%

    • 7-11 Loans: 0.50%

    • 12-15 Loans: 0.75%

    • 16+ Loans: 1.00%

  • Retroactive Pay: If you hit a higher tier, the extra cash for all those loans comes on the second paycheck after the month you achieved it. (Example: Hit 8 loans in June? You get the extra 0.10% for all 8 loans on your second July paycheck!)

Performance Check-in (Metrics)

  • Probation Period: The first 3 months are probationary with reviews at 30, 60, and 90 days. Your Office Sales Manager will handle these.

  • First 90 Days Locked Loans (Total):

    • Month 1: 6 locks

    • Month 2: 8 locks

    • Month 3: 10 locks

    • Total: 24 locks

  • After Month 3 (Minimums): 8-10 locks and 6 fundings per month.

  • Falling Short? If you dip below 6 locks and 4 fundings in a month, expect a performance review and maybe a Performance Improvement Plan (PIP). If things don't pick up, you might be looking at termination or a new role.

Getting Started (Onboarding)

  • First 30 Days: Also part of the probation period.

  • GFU (Griffin Funding University): You gotta complete the next available GFU and pass the final.

  • Investor Access: New LOs start with our top investor. Once you're a pro at their guidelines, your Office Manager can greenlight you for other investors.

Where Your Leads Come From

  • LOs: You'll be working new Google SEO and PPC leads through Callingly and Hubspot.

  • Lead Aggregators: These usually go to JRs, but you might get some to boost your flow.

  • No Direct Transfers from JRs: Not happening for LOs.

  • No Past Clients: No inbounds from marketing or Chili Pipers from past clients for LOs.

Moving Up (Transition to SR LO)

  • How to Get There: Consistently fund 15 loans over 3 months. Big ups and downs in funding volume will be looked at closely. It's ultimately up to the VP of Lending.

SR LO Leads - The Perks!

  • After 2 Years: Your base commission jumps from 0.40% to 0.60%!

  • Past Clients: You get access to past clients who aren't currently tied to another LO.

  • Chili Piper & Jr LO Transfers: You're eligible for these direct connections.

  • Ring Groups: If there are separate ring groups, you'll be on the first one for inbounds.

  • GFU Instruction: Get ready to help teach GFU courses.

  • Be a Guru: You're expected to know all the investors and loan products inside and out. Share your wisdom and lead the team by example!
